Investment property purchases
Pre-approval is particularly valuable for investors because it confirms how a new loan will affect existing borrowing capacity. Establishing that before making an offer avoids discovering a servicing constraint after the contract is signed.
- Established residential investment property
- House-and-land and new builds
- Off-the-plan purchases, subject to lender policy
- Pre-approval and purchase coordination
Portfolio refinancing and restructuring
As a portfolio grows, the structure that suited the first purchase rarely suits the fifth. Refinancing can separate debt by purpose, spread exposure across lenders and release equity without compromising future capacity.
- Cross-collateralisation reviews
- Lender diversification and concentration limits
- Interest-only periods aligned to strategy
- Separating investment and owner-occupied debt
Interest-only versus principal and interest
Interest-only repayments reduce cash outflow for a period, which some investors use to direct funds elsewhere. Principal and interest builds equity from the first payment. The choice depends on the strategy, the intended holding period and each lender's maximum interest-only term.
Equity release considerations
Where a property has grown in value or debt has reduced, equity can be accessed for a deposit, renovation or subsequent purchase. Lenders assess the release against a stated purpose and the overall servicing position, so the reason for the funds should be clearly defined.
- Deposit for a further purchase
- Renovation and value-add works
- Buffer and contingency funding
- Debt consolidation, considered carefully
Investment lending structures
Ownership and borrowing structure affect tax, asset protection and borrowing capacity. These decisions belong with an accountant and legal adviser; the finance structure should follow that advice rather than lead it.
- Individual, joint and company ownership
- Trust structures and vesting considerations
- Self-managed super fund acquisitions, covered under SMSF finance
- Guarantor and cross-security arrangements
Borrowing capacity and servicing
Servicing is calculated using a lender's assessment rate rather than the actual product rate, and rental income is typically shaded to between 70% and 90% of gross rent. That is why two lenders can reach materially different conclusions from the same set of facts, and why checking capacity before buying is worthwhile.
A note on advice

Insight
Portfolio lending is usually constrained by policy, not by income. Understanding each lender's concentration limits, rental shading and assessment rate before you buy is often worth more than negotiating a rate after settlement.
